owners' association's most frequently asked questions about suspended balconies

When community of apartment owners starts thinking about new balconies, the first questions are not only about appearance. Owners want to know what will be installed, what materials need to be prepared, who handles the structural engineering, what will affect the price and how to compare offers. It is equally important to distinguish at the very beginning whether the house needs suspended balconies, or whether only the balcony railing on the existing board or loggia should be renewed.
This overview gives the owners' association committee, the chairman and the property manager a common basis for the first meeting. It does not replace the designer, structural engineer, building authority or legal assessment of a specific vote. However, it will help to name the intent so that owners make clear scope decisions and the contractor gets actionable input.
1. What is the difference between a suspended balcony and a new balcony railing?
A suspended balcony is a complete balcony structure attached to an apartment building according to an individual technical design. Its supporting part, dimensions, anchorage, floor, drainage, railing, surface treatment and installation are dealt with. Such suspended balconies for apartment buildings can create a new outdoor space where a balcony is missing, or be part of the reconstruction and replacement of the original solution.
When replacing the railing separately, the existing balcony board or loggia remains and the safety border changes. The condition of the substrate, method of fixing, division, height, filling and connection to the facade are assessed. aluminium balcony railings can have a glass, solid or combined filling, but glass filling of the railing is not the same as full glazing and closing of the balcony.
owners' association can solve both branches in one project, for example new balconies on one facade and railings on existing loggias on the other. However, they should be separated in the assignment, voting and offer. The owners can see exactly what is being produced, assembled and valued.
2. Does owners' association have to have everything approved before the first inquiry?
No. There is no need to have a finished project or a final vote for the first consultation or orientation assessment. It is useful to first find out whether the plan for the given house is technically realistic, what inputs are missing and which variants make sense to present to the owners.
However, before the binding order and project delivery, the mandate of owners' association or the property manager must be clear, the scope, the financing method and the person authorized to act on behalf of the owners must be precisely approved. The rules of house management and voting are governed by Act No. 182/1993 Coll. on the ownership of apartments and non-residential premises. The necessary majority and the wording of the decision depend on what is being voted on and what legal or financial steps are associated with the project. Therefore, have the specific proposal of the resolution checked by an property manager or an expert who knows the situation of the house and the current wording of the regulations.
The practical procedure is two-stage: first approve the preparation of the plan, obtain documents and bids, later vote on the precisely named solution, budget, financing and contractual procedure. The owners then do not decide only on the vague statement "we want balconies".
3. What should the committee prepare for the first owners' meeting?
The first meeting does not have to decide on a supplier. It should unify expectations and entrust specific persons with the next steps. A short information package will help the committee:
- photos of the entire facade and the existing condition,
- number of apartments that the plan may cover,
- distinction of new balconies and separate railings,
- indicative dimensions and number of repeating types,
- information about insulation, facade restoration and planned works,
- two or three realistic scope variants,
- list of documents that must be completed,
- proposal for next step, responsible person and deadline.
A visual example will make the presentation much clearer. See realizations of HS ALUSYSTEM and show the owners the difference between the reference and the design for their house. A reference photo helps to talk about the appearance, but is not a technical solution for another object. If the decision-making gets stuck on the idea of the result, the visualisation of a concrete facade can also be useful.
4. What documents does the manufacturer need for the first assessment?
To get started, all you need is an exact address, a contact person, a brief goal, the number of sets under consideration, approximate dimensions and photos. Photograph the entire facade, the view from both sides, typical detail, every atypical place and approach for the installation technique. Attach original drawings, insulation documentation, older assessments or repair records, if the house has them.
If documentation is missing, state it openly. Production dimensions and anchoring should not be determined from the owners' estimates. The first assessment is usually followed by an inspection, orientation and technical preparation according to a specific object. You can find a detailed list of photos and data in the article Checklist before requesting new balconies.
owners' association should designate one contact person and one current version of the assignment. If each entrance sends different numbers, dimensions or ideas, the offer slows down and the variants cannot be compared fairly.
5. Who deals with structural engineering, project and permission?
The specific location, load, supporting base and anchoring must be assessed by an authorized expert based on the actual condition of the house. Typical photos or experience from a neighboring apartment building do not replace a static assessment. The committee should ask who will arrange the site survey, design documentation and structural engineering, the necessary surveys and coordination with other professions.
Also, it cannot be generally promised that every intention will go through the same authorization procedure. New balcony constructions, intervention in the facade and separate replacement of railings do not have to have the same regime. The current framework is governed by Construction Act No. 25/2025 Z. z., but the correct procedure must be confirmed for a specific house by the designer and the relevant building authority.
owners' association should clarify in the offer which professional documents the supplier provides, which he only coordinates and which the house must order separately. This will prevent a situation where the owners consider the price of the construction to be the price of the entire permitting and project delivery process.
6. What does the price of suspended balconies for the owners' association depend on?
The price cannot be responsibly determined based only on the number of apartments or one photo. It is affected by the dimensions and the number of repeated assemblies, the structure of the facade, the anchoring solution, the floor, drainage, the type of railing and filling, color, surface treatment, access to the house, lifting technology, disassembly, transport and subsequent facade work.
The budget also affects the scope of the service. The production of balconies itself has a different value, and another coordinated balconies for an apartment building with orientation, technical preparation, transport and installation. Therefore, each offer must clearly state what is included, what is optional and what is expressly excluded.
When preparing the budget, go through the overview what affects the price of suspended balconies. For a meeting, two comparable variants with the same delivery limits are more useful than several final amounts, behind which a different scope is hidden.
7. Can the replacement of balcony railings be ordered in one project?
Yes, if the technical and organizational design allows it. For an apartment building, it can be practical to coordinate the appearance of new suspended balconies with railings on existing loggias, terraces or staircases. A common color and similar division can visually unify the facade.
However, the ranges must remain separate in the list of elements and in the price. In the case of railings, the condition of the existing base, the length of the front and side parts, corners, connection to the facade and the requirement for privacy must be verified. In the case of a completely new balcony, the supporting balcony structure, floor, drainage and connection to the apartment building are also dealt with.
Before the meeting, create a table for each entrance: number of new balconies, number of separate railings, typical dimensions, atypical places and preferred filling. Such division prevents the change of the railing from being mistakenly communicated as a complete renovation of the balcony.
8. What materials and surface treatments are used for aluminium balconies?
With the aluminium system, color is not the only consideration. The design of profiles and joints, appropriate surface treatment, floor construction, drainage and handrail solutions are important. The filling can be more transparent, opaque or combined according to the requirements for light, privacy and the architecture of the house.
Owners should receive an understandable description of the material, surface and maintenance. With powder coating, it is worth asking about the preparation of the base, color shade and recommended care. The HS ALUSYSTEM production process brings you closer to the individual steps from the technical design to the finished construction.
Approve the color and filling sample in daylight and record the exact designation of the chosen variant. The word description "grey" or "matte glass" is not enough to order dozens of repeating elements.
9. How long does it take to prepare and install balconies?
The schedule does not start on the day of installation. It is preceded by the collection of documents, decision-making by the owners, orientation, design and static preparation, the necessary permitting procedure, approval of details, production and logistics. The duration is affected by the size of the house, the number of types, the availability of materials, atypical details, the subsequent restoration of the facade and the conditions of the construction site.
The installation itself is planned in stages so that the sequence of entrances or facades, access of equipment, parking restrictions, environmental protection and communication with residents are clear. You can find an overview of typical organizational steps on the page mounting suspended balconies.
Include a reserve for decisions and supplementing documents in the owners' association schedule. Promising the owners a fixed deadline before the site survey, design approval and production planning leads to unnecessary tension.
10. How should owners' association compare two offers?
Unify the assignment first. Both offers must be based on the same number, dimensions, infills and range of services. Then compare at least:
| Area | What should be clear from the offer | |—|—| | Technical preparation | site survey, design documentation, structural engineering, drawings and responsibilities | | Construction | number and types of assemblies, material, surface and infills | | installation | transport, technology, stages, workplace protection and removal | | Subsequent works | dismantling, facade, tinkering details and drainage | | Price | included items, optional items and exclusions | | Submission | documentation, warranty, maintenance and contact point |
Ask about unclear abbreviations and general wording. If one offer includes the project, dismantling and repairs of the facade and the other only the delivery of the structure, their final prices are not directly comparable. The committee should explain to the owners not only "how much", but also "for what".
11. How to limit misunderstandings between the committee, owners and contractor?
Appoint one coordinator, keep a list of decisions and write down every change in the assignment. After the meeting, send a summary: what was confirmed, what remains open, who will deliver the material and by when. Mark current drawings and price variants with the date or version number.
The article Apartment building property manager and new balconies describes the roles of the property manager, committee and technical contractor in more detail. Clear communication is especially important if part of the house deals with new balconies and another part only with balcony railings.
Do not promise the owners a detail that has not yet been confirmed by the project. On the contrary, do not postpone technical questions until installation. A good assignment distinguishes between approved requirements, open variants and things that will be decided by a professional proposal.
12. When should owners' association contact HS ALUSYSTEM?
Already in the phase when the house has a clearly named problem and basic foundations. You don't have to wait for a finished project delivery project. For the first assessment, send the address, overall photos of the facade, approximate number and dimensions, information on insulation and the distinction whether it is new suspended balconies, replacement balconies or separate balcony railings.
HS ALUSYSTEM is dedicated to the design, production and installation of aluminium balcony structures and railings for apartment buildings. The team will help you determine what needs to be added before the technical proposal and quotation.
Contact HS ALUSYSTEM and send basic data about the apartment building. Add to the message the date of the next owners' meeting and the questions you need to answer at it. This way you get a more specific next step instead of a general idea without verified inputs.
